Asphalt Maintenance Checklist: What to Do Every Season

Your asphalt driveway or parking lot is built to last — but only if it's properly maintained. Ontario's changing seasons bring unique challenges, from freezing winters to hot, sunny summers. Staying ahead of small issues can save you from expensive repairs and extend the life of your asphalt by years.

Spring: Inspect and Repair Winter Damage

Winter is hard on asphalt. Spring is the time to catch and correct early damage. Inspect for cracks, potholes, or new surface damage. Look for drainage issues or pooling water. Clean debris, salt, and gravel from the surface. Remove weeds from cracks. Schedule crack filling or patching before damage worsens. Consider booking sealcoating for early summer.

Pro tip: Spring repairs are critical — sealing without fixing cracks just traps the problem underneath.

Summer: Seal, Clean and Protect

Summer is the best time to sealcoat asphalt. Warm, dry weather ensures the sealant cures properly. Power wash or sweep the surface before sealing. Apply sealcoating if it's been 2-3 years since last application. Watch for oil stains and clean them promptly. Trim vegetation growing near the edges of the surface.

Pro tip: Book sealing early in the season to avoid the mid-summer rush and get ideal curing conditions.

Fall: Final Prep Before Winter

Fall is your last chance to get ahead of winter damage. Reinspect for cracks or fading. Fill cracks before freeze-thaw cycles begin. Make sure gutters and downspouts are directing water away from asphalt. Clear leaves and organic debris regularly. Seal if not done already this year. Mark edges of driveways and lots for visibility during snow removal.

Pro tip: A well-sealed driveway in fall handles salt, snowplows, and freezing temps much better.

Winter: Monitor and Maintain

While you can't do repairs in winter, you can still protect your asphalt. Shovel regularly using a plastic or rubber-edged shovel. Use calcium chloride-based de-icer — it's less harsh than rock salt. Avoid parking heavy vehicles in the same spot for long periods. Watch for new cracks forming or worsened low spots.

Pro tip: Make a note of any problem areas you'll want to address as soon as spring arrives.
