The End-of-Season Asphalt Checklist: What to Do Before Winter Hits

Before you get too cozy indoors, there's one outdoor task that shouldn't wait: prepping your asphalt driveway or parking lot for winter. Ontario winters are tough — and if your asphalt isn't ready, you could be looking at expensive repairs come spring.

1. Inspect for Cracks and Surface Damage

Even small cracks can become big problems over winter. As water seeps in, freezes, and expands, it causes the asphalt to break apart. Look for hairline cracks, spiderweb or alligator cracking, potholes or depressions, and surface wear or fading. Schedule crack filling or patching now to prevent water from getting below the surface.

2. Check Your Drainage

Water is asphalt's worst enemy. If you've noticed puddles or pooling after rain, your surface isn't draining properly. Poor drainage weakens the base layer and leads to potholes, edge crumbling, and costly structural damage. Regrade low spots or install drainage solutions before the ground freezes.

3. Clean the Surface Thoroughly

Leaves, dirt, and debris trap moisture — which leads to rot and further surface wear. Blow or sweep off all leaves and loose debris, power wash oil spots and stains, and remove weeds from cracks and edges.

4. Consider Sealcoating

Fall is your last chance to seal your asphalt before winter sets in. Sealcoating adds a protective barrier against water, UV damage, salt and de-icing chemicals, and snowplow abrasion. If temps are still above 10°C and rain isn't in the forecast, seal now or schedule as soon as possible.

5. Mark Driveway or Lot Edges for Snow Removal

Once the snow hits, visibility drops — and so does the chance of protecting your asphalt edges from plow damage. Use driveway markers or stakes along the perimeter to help snowplow drivers avoid scraping or tearing up the edges.

6. Plan for Early Spring Maintenance

Fall is the time to plan ahead. Book a spring inspection now, especially if your surface is nearing the end of its life cycle or has recurring damage.
