How Often Should You Seal Your Driveway? A Season-by-Season Guide
The short answer: every 2 to 3 years for most driveways. But the right timing depends on your local weather, traffic levels, and existing wear. Here's a season-by-season breakdown to help you plan.
Spring: Inspect and Book Early
After winter, take a walk around your driveway and look for new cracks, fading colour, water pooling, and weeds poking through. Spring is the right time to assess and book your sealcoating — before summer demand makes scheduling tight.
Summer: Prime Time for Sealing
Summer is the ideal season for asphalt sealing. The conditions are right when temperatures are above 15°C and there's no rain forecast for 24–48 hours after application.
- Light residential traffic: seal every 3 years.
- High-traffic driveways: seal every 2 years.
- New asphalt: wait 6–12 months before your first sealing.
Fall: Last Chance Before Winter
A fall sealing protects against freeze-thaw damage and road salt over the winter months. If you missed the summer window, early fall is your last opportunity before temperatures drop too low for proper curing.
Winter: Protect What You Have
Sealing is not possible in Ontario winters. Focus instead on protecting your existing surface:
- Keep the driveway clear of snow and ice buildup.
- Avoid metal shovels that can gouge the surface.
- Use calcium chloride de-icer instead of rock salt — it's gentler on asphalt.
- Note any problem areas so you can address them in spring.
