How to Winter-Proof Your Commercial Parking Lot

If you manage a business or commercial property in Ontario, winter is the ultimate stress test for your parking lot. Snow, ice, salt, heavy traffic, and snowplows can all take their toll — and if your lot isn't prepared, you'll be facing costly repairs and liability risks by spring.

1. Inspect and Repair Damage Before the First Snow

Small cracks and potholes may not seem like a big deal in October, but by March they can turn into major hazards. Fill cracks to keep water out, patch potholes to prevent plow damage, and smooth uneven areas for better drainage. Many snow removal contractors require these repairs before they'll sign a plow contract.

2. Sealcoat for Maximum Protection

If the weather still allows — temps above 10°C and dry for 24–48 hours — sealcoating is the best pre-winter defense. It blocks moisture and salt from penetrating the surface, creates a smooth finish that plows glide across more easily, and protects against UV and chemical wear.

3. Refresh Parking Lot Lines and Markings

Clear markings are essential for safe traffic flow, ADA/AODA compliance, fire lane visibility, and efficient snow removal. Faded lines become almost invisible under snow and salt. Repainting in the fall ensures your lot stays organized and safe all winter.

4. Mark Edges and Obstructions for Plows

Snowplow operators need to know exactly where your lot begins and ends. Place reflective stakes along the perimeter and mark fire hydrants, catch basins, and loading zones. This simple step protects your lot and the plow operator.

5. Plan for Proper Drainage and Snow Storage

Snow piles melt — and that water needs somewhere to go. Confirm drains are clear of debris, direct snow piles away from entry points and low spots, and avoid stacking snow on weak or cracked areas.

6. Partner with the Right Plow Contractor

Choose a plow operator who inspects your lot before the season begins, knows your property layout, and uses equipment that won't damage your surface.

Your parking lot is your customer's first impression of your business. A poorly maintained lot creates safety hazards and liability risks. Contact Lawns & Lanes today to schedule your commercial lot inspection and get winter-ready peace of mind.
