Is It Too Late to Seal My Driveway?

Not yet — but you're right on the edge. If temperatures are still above 10°C during the day and there's no rain in the forecast for 24–48 hours, it's not too late. But wait much longer, and you'll miss your chance.

Why Fall Sealing Has a Deadline

Sealcoating needs dry conditions with no rain for 24–48 hours, daytime temperatures of at least 10°C, and enough sunlight to allow the sealer to cure properly. Once the ground cools and frost becomes common, the sealer won't adhere or dry effectively.

Residential: Last Chance for Protection

If your driveway has cracks, a faded gray surface, or small areas of crumbling, sealing now can protect against freeze-thaw cracking, salt damage, water infiltration, and erosion from snow and ice. Seal now and you'll have a stronger surface with less damage come spring. Wait until spring and you could be repairing potholes or dealing with full replacement.

Commercial: The Hidden Risk of Waiting Too Long

For business owners, the urgency is even greater. Many commercial snow plow contractors won't sign a winter contract unless cracks, potholes, and broken edges are repaired, the lot is level, sealed, and clearly marked, and drainage is functioning properly. Ontario businesses are also legally required to maintain clear, safe access during snow events for customers, tenants, and emergency vehicles.

Don't Wait

If you're considering sealing or repairing your asphalt, book your service as soon as possible. Get cracks filled immediately, schedule a sealcoating appointment within the next 1–2 weeks, and for commercial properties, complete all repairs before finalizing your snow removal contract.

At Lawns & Lanes, we still have a limited number of openings for late-season sealing and repairs. Call now to book your inspection and reserve your spot before the cold shuts it all down.
