Why Your Asphalt Looks Worse After the Summer (And What to Do About It)
You made it through another hot Ontario summer, but now your driveway or parking lot looks tired. The blacktop has faded to gray, cracks have popped up, and weeds are pushing through the edges. It's not too late to fix it.
1. Sun Exposure Dries Out the Asphalt
Asphalt contains oils and binders that keep it flexible. During long, hot summers, UV rays break down these binders, causing the surface to lose its rich black color, become dry and brittle, and develop a rough, chalky appearance. A fresh sealcoating replenishes protective oils, restores the blacktop finish, and blocks further UV damage.
2. Heat Expansion Creates Surface Stress
As temperatures rise, asphalt expands. Then it contracts again at night or on cooler days. Over time, this back-and-forth causes surface stress — especially in older or unsealed asphalt. You may notice hairline cracks, surface flaking, or early signs of alligator cracking. Fall is the perfect time to fill cracks and patch minor damage before freeze-thaw cycles make them worse.
3. Summer Storms and Water Pooling
Sudden downpours can cause water pooling, especially if your driveway or lot has uneven areas or poor drainage. Standing water seeps into cracks and erodes the base, softens the structure, and leads to potholes. Improve drainage, level out low spots, and seal to prevent water infiltration.
4. Weed Growth and Edge Deterioration
Weeds thrive in heat and sunlight. If they're pushing up through cracks or around the edges of your asphalt, gaps have formed — giving moisture and roots a path to break through. Remove vegetation and apply crack filler and edge sealing to stop further intrusion.
5. Traffic and Heat Accelerate Wear
Your asphalt endures more traffic in summer. Combined with heat and UV exposure, wear-and-tear accelerates fast. After a busy season, fall is the time to refresh the surface with sealing and small repairs to get ready for winter.
Fall offers a narrow window for sealing and repairs. Once temperatures drop below 10°C consistently, it's too late for sealcoating — and any untreated cracks will worsen with the first freeze. Book your end-of-summer assessment with Lawns & Lanes today.
